As Ghanaians continue to grapple with a spike in property rents, the country’s Acting Rent Commissioner, Frederick Opoku, has stated that landlords are not permitted to arbitrarily increase rent without due approval.
He explained that under Ghana’s rent laws, landlords cannot fix or increase rent at will unless the Rent Control Department conducts an assessment and issues a certificate authorising such charges.
Opoku noted that rent adjustments are expected to follow due process, adding that once a certificate of assessment is issued, landlords are not allowed to increase rent indiscriminately.
He, however, attributed the widespread non-compliance with the law to ignorance among many landlords in the country.
The commissioner made the clarification while addressing concerns over rising rent costs in Ghana.
He said “According to the rent law in Ghana, no Landlord has no right to seat at will and charge whatever he wants to charge unless the Rent Control Department comes in, do assessment, give you certificate of assessment and that after the certificate of assessment has been issued, you can’t increase rent”
